Although location is one of the most important factors that will impact the marketability of your home, it's not the only thing prospective buyers are thinking about.

If they're organized, focused, and serious about finding the right property for their needs, they've probably developed a detailed checklist of "must haves" and a "wish list."

In all likelihood, those who are working with a real estate agent are being shown properties that conform to their requirements and many of their wish-list items. A comprehensive list would include everything from the number of bedrooms and bathrooms they want to square footage and the quality of the school district.

Many people also have specific preferences about features like floor plans, amount of storage space, the size of the backyard, architectural style, and the availability of a fireplace, patio, porch, deck, eat-in kitchen, two-car garage, and privacy features. Some are even looking for the traditional white picket fence in front of the house!

While your home can't be "all things to all people," it is highly recommended to target the widest possible audience. Your agent, a home staging consultant, or a home decorator can provide you with valuable tips on how to achieve that outcome.

Just looking good on paper, though, is not always enough to attract motivated buyers. Prospects need to love what they see and be inspired to envision themselves living in your house. Doing what you can to create irresistible curb appeal is one vital aspect of making a great first impression. A manicured lawn, a fresh coat of paint (if needed), and some strategic home staging -- inside and out -- can make all the difference in your results!

Curb appeal is vitally important because that sets the stage, so to speak, for creating high expectations in your prospects. Once you get them in a positive frame of mind, they'll be more inclined to notice all the positive aspects of your home. If your house meets all or most of their requirements and is arranged in a way that's pleasing to them, a purchase offer and negotiations may be right around the corner.

One of the most crucial hurdles to clear in getting prospects to consider buying your house is to help them imagine living, relaxing, raising a family, and pursuing their interests in your home. Your real estate agent can help you effectively stage the interior and exterior of your home to make it inviting and appealing to the widest range of potential buyers.

Video marketing is the wave of the future. They say a picture is worth a thousand words. If that is true how much is a video worth? According to Dr. James McQuivery of Forrester Research a one minute video is worth 1.8 million words.  Imagine being able to convey a 1.8 million word message to a consumer in just 60 seconds. Social media sites like You Tube are allowing real estate professionals the opportunity to create messages and have them go viral all over the internet. One statistic that You Tube likes to tout is that in the very near future 90% of web traffic will be video.  This may or may not be true but what we do know is that buyers and sellers search the internet and are drawn to videos. But what better way to advertise a home for sale than to have the homeowner tell its story. Here are some video marketing ideas that you can do to help your agent sell your home: Give the buyer a personal showing Grab your camera or smartphone and take prospective buyers on a walking tour of your home and go ahead this is your chance to brag. Go on a neighborhood tour Drive or walk through your community pointing out areas of interest like schools, businesses and parks. Get a few video testimonials Bring your camera to the best advertising there is for the area; the neighbors!  Capture video testimonials from friendly neighbors touting why it is such a great place to live.

The recent drop in homes prices, affordable mortgage rates and the popularity of television shows showing investors turning over homes has many people wondering if they can make money flipping homes. Flipping a house simply means buying and then selling a home quickly for profit. There are different ways to do this, but if you are interested in buying and selling houses, or just want to find a good deal to invest your money in. You will want to follow some tips on how to make sure you make money and not end up busting the budget. 1. KNOW THE AREA It is not just about the house you want to buy but also the area. Focus on buying homes in an area that holds value and where homes sell quickly. The golden rule of a home, location, location, location, applies here as you will want the home to be able to be sold quickly. Get to know the average costs and days on market for homes in that area. The more information you have about the market you have chosen, the better decisions you can usually make when it comes time to buy. 2. DO NOT GET EMOTIONAL This is a business venture; your goal is to make money. Emotions and money rarely mix well. Do not get emotional about house flipping. When choosing colors, fixtures and carpets go neutral, you will not be living in the home. Be careful of becoming too attached to the flip. Choose a price to sell the home, do not overprice the home. Overpricing typically leads to you holding the flip longer thus reducing your profit. 3. KNOW YOUR LIMITS If you are new to flipping homes, it is important to know your financial and work limits. The budget will always be more than you anticipate, plan for unexpected problems. Start with homes that mainly have cosmetic problems. Look for houses that need new, modern paint or updated fixtures. Homes where the outside yard and landscaping are unappealing are usually a great buy and can yield more profit. Curb appeal is usually a problem that can be fixed very easily and relatively inexpensively while greatly increasing the value of the home. 4. HAVE AN EXIT STRATEGY The point of flipping is to get in and out as quick as possible. Every day that you own the homes costs you money. Have a plan and know exactly what you're going to do with the home before you buy. Make a schedule of when work will get done and drop dead date of the house going back on the market. If you don't know if you can sell it quickly, don't buy it.
