When it comes to making a good impression on prospective home buyers, small details can make a big difference! Not only do you want prospects to see your home as being clean, neat, and well organized, but it should also leave them with a good overall feeling.

Even though it can be a bit of a hassle to continually prepare your bathrooms for house showings, there's no bigger turnoff to prospective buyers than a grungy bathroom! Generally speaking, if people cringe at any aspect of your home (especially the bathrooms or kitchen), then they're probably not going to make an offer on your property.

In addition to making all fixtures and surfaces sparklingly clean, winning over potential buyers also involves making your home look inviting.

One thing many home sellers overlook is the condition of their bathroom towels and washcloths. If they're wet, bedraggled, or ragged looking, then that's going to send the wrong message to buyers. There are a variety of ways to overcome that, including putting out brand new, colorful towels that have never been used before (Just make sure to take off the store tags before putting them on display!).

If they're neatly folded and strategically placed, then they'll convey an impression of freshness, cleanliness, and neatness. Those are among the key qualities people want to see when they're considering buying your home. By making sure your house is well organized, uncluttered, and tastefully decorated, you're also giving the impression that you and your family take pride in the appearance and upkeep of your home. This is sure to score many Brownie points with potential buyers!

Besides ragged-looking towels, another subtle, but powerful turnoff for buyers is old-looking curtains. Although you may be so accustomed to your old curtains that you don't even notice or see them any more, there's a good chance they'll stand out like a sore thumb to other people! If the appearance of your curtains degrade the rest of the room, then that one aspect could literally be a deal killer. As the expression goes, "A chain is only as strong as its weakest link." People may not know exactly why they weren't favorably impressed with your home -- even though it met all their basic requirements --but it could be something as simple as grungy, faded, tattered-looking curtains, rugs, or towels. It's often an easy, relatively inexpensive fix, but you have to be aware of the problem before you can take corrective action.

Working with a real estate agent to help you present your home in its best light can make the process go much more smoothly and result in a faster sale. Experienced agents will also provide you with valuable advice, guidance, and marketing assistance that can favorably affect the actual selling price and the length of time your home remains on the market.

Home staging is one of the most tried-and-true methods of selling your home faster. It can also help you increase the purchase price of your home by between one and five percent.

However, working with a professional home stager--while a good investment--is not always in everyone’s budget.

The good news is, there are a lot of simple and inexpensive ways to stage your home that will give visitors a good first impression, make for great photos for your online listing, and hopefully help speed up your home sale.

In today’s post, we’re going to break down six of the most effective and inexpensive home staging tips to help you sell your home faster.

1. Declutter everything

Cleaning out your home is one of the best ways to make it appear more spacious and welcoming. It gives you the chance to start packing items you won’t need until you move into your new home, and it opens up space to use a few choice decorations around the home.

For things like cabinets and closets, remove all of the items you won’t need until you move. A closet that is half-full will look much larger for guests viewing your home.

2. Clean carpets and polish wooden furniture

Carpets, flooring, and furniture make up a large percent of the visible space in your home. Leaving these items dirty or worn when selling your home is missing out on a huge opportunity to make your home look up-to-date and well-maintained.

You can rent a carpet cleaner for as little as $20, and a gallon of wood polish costs around $15, making these two items a solid investment for staging your home.

3. Paint with bright colors

When we paint our homes we usually choose colors that we like, rather than ones that appeal to the largest number of people. And although that’s a great thing while you own a home, it can be detrimental when it comes time to sell. Repainting dark walls in bright, neutral tones will make the room feel larger and well-lit.

4. Paint the front door while you’re at it

A freshly painted, bright colored front door can be the secret weapon when it comes to making your home stand out amongst your neighbors. It is a cheap way to quickly freshen up the exterior of your home and increase curb appeal.

5. Purchase a new welcome mat and mailbox

Welcome mats tend to get a lot of use and wear down. Similarly, mailboxes often get dented and faded over the years.

These two items can be excellent accents to improve the curb appeal of your home. Choose colors that match the overall color scheme of your home to establish a sense of continuity.

6.  Rearrange furniture to allow foot traffic

When someone comes to view your home, you’ll want to sure they have ease of access to each part of the house. Rearrange the furniture in your kitchen, dining room, and bedrooms to make it easy to tour the home.

Creating curb appeal is an essential ingredient to attracting potential buyers to a house for sale. Similar to the concept of "dressing for success," when you make a strong first impression, your chances for producing positive results are greatly enhanced.

Looking good from the outside is the first step to capturing people's interest, but that's only the first of several hurdles that you have to clear. The last thing you want to do as a home seller is disappoint prospective buyers when they start looking around inside. That's why it's important to start strong and finish strong! While that may be easier said than done, it's a principle of success you can't afford to ignore.

Once you put your house on the market, there are two factors that could potentially work against you: the elements of time and competition.

  • Time is of the essence: Time can either be your friend or your adversary, depending on how long your house has been on the market. When house hunters see the words "just listed," it creates a feeling of excitement and urgency. For many eager home buyers, those two words mean there's a fresh opportunity to discover the house of their dreams... or at least a reasonable facsimile! It's especially enticing to frustrated buyers who have already looked at a lot of homes, without having found the right one yet. When a new house is listed and put on the market, couples will be thinking and saying "Maybe this house will be the one!" Your challenge as a home seller is to do everything possible and cost-effective to live up to their expectations! An important factor to keep in mind is that the longer a house is on the market, the less appealing it generally is to prospective buyers. Once a house has been languishing on the market for more than a couple months or so, it also puts the sellers at a negotiating disadvantage.
  • Competition is a fact of life: Buying a house is weighty decision. No one takes it lightly, and few buyers are going to make an offer on a house if they haven't looked at several others, too. Well-organized house hunters will have wish lists, "must have" requirements, and detailed notes and recollections about how each house stacks up. So it's important to work with your real estate agent to present your home in its best possible light. When your home compares favorably to other similar properties on market, your chances of getting it sold within a reasonable period of time are greatly improved.
Maintaining an appealing exterior will help give you an inside track in the competitive real estate market, but making sure your property is in good shape from top to bottom will often be the deciding factor in how soon you get to the finish line!

Where you place your furniture can make a big difference. It sets the mood and tone for that room.

Most homes are filled with furniture-arranging challenges. Follow these simple tips to turn your design dilemmas into successful arrangements.

1. Take Measurements

The first step in arranging a space is to know the size. Determine the dimensions by measuring with a tape measure. You will want to know the dimensions before shopping for any furniture. If the room is not square you may want to also do a drawing to bring shopping with you.

Make sure to also measure the doorways, dimensions of the hallways, and stairs that lead into the space. You will want to make sure any purchases you make will be able to fit into the room.

2. Mix It Up

Choose furniture of different volumes; each piece of furniture has a height, depth and width mix up the pieces to create an interesting look. If you want a modern or peaceful feel keep the volumes of the pieces similar.

3. Remember Scale

The size of pieces should be relative to the space. If you are furnishing an older home with smaller rooms adding large overstuffed furniture makes the room feel crowded and out of place. Alternatively, if the room is large having small pieces seems odd.

4. Create Relationships

Furniture and accessories have relationships with other items in the space. You will want to create balance; it could be symmetrical or asymmetrical balance. Asymmetry is an imbalance. For example, place two similar accessories of slightly different sizes next to each other. Symmetry would be two accessories that are the same next to each other.

5. Split it Up

All furniture arrangements take on a certain form or totality. For example, if you have a large rectangular spaces it can be split into separate forms or spaces. Think of creating zones within a room; one zone could be for the media area and another for conversation.

June, 2015 In thinking about how to present the information necessary for staging your home for sale, I decided it would be best to present recommendations to you on a monthly basis so as not to cloud your brain. Most home stagers present you with a recommended “to-do” list. I’m going to present you with a monthly “Not-to-do” list. This month’s not-to-do: keep your old, outdated, worn, stained carpet! By far, the most frequent question I get from home sellers is, “Why should I replace my existing carpeting?” Unless your carpeting is brand new or virtually stain free, do not think that this will not be a problem for a prospective home buyer. Buyers will be repelled by it. Think about how you feel when you walk into a home with a stained, dirty or odoriferous carpet. It is the first thing you see and the last thing you remember. How about dated colors? Yes, I’m talking about mauve, dark green, colonial blue to name a few. A neutral beige is my recommendation for replacement. What runs through a prospective buyer’s mind are dollar signs or how much it will cost to replace it. One also thinks about how little care these owners give to their entire home if they let their carpeting get to this state and have chosen to live with it. Should you decide it best to replace the carpeting, remember that the most important consideration is that it be a neutral color and pattern. You want buyers to say that this will work with what I own. Remember, when staging your home for resale it’s not about you or your taste that needs to be satisfied but the taste of the prospective buyer. New carpeting is an asset when selling your home.
